Planning on buying your own property? Sounds exciting, but the process can be quite demanding because of the property inspection. Generally, a property inspection is done to understand any problems, to know of any expenses, and to give you peace of mind, but sometimes the effect is the opposite. You may have to take in a lot of information in a short span of time. This includes all the details your property inspector finds during the inspection. This can be written reports, photographs, checklist, and environmental reports.

Property Inspection Highlights

Mold Inspection - property inspection checklistTogether with the property seller’s information, this can be pretty overwhelming at the start. But do not worry. Just relax. Most of the inspection reports will be about maintenance recommendations or living conditions of certain systems or other components and some minor flaws. Just remember that what really matters will fall on only 4 categories:

  1.  Major defects. A very good example would be problems with the foundation of the property itself. The structure is not reliable.
  2. Things that may lead to major defects. The kind material the structure has for weatherproofing causes leaks during a downpour. This is just one example
  3. Things that will inhibit you to occupy, finance, or insure the property.
  4. Safety hazards such as exposed electrical wirings. This should be a priority as making a property safe is the goal of property inspection.

You need to address these. Often, serious problems in any of the 4 categories can be corrected with minimal cost just in order to protect the life and expectancy of the property. Most sellers will disclose and will be honest enough to tell you if there are any significant issues and sometimes they too are surprised when inspectors find more problems on the property. Take note that sellers have no obligation to repair everything that the inspector provides on the property inspection checklist.

Property Inspection Checklist

Just remember to keep things in perspective because no property is perfect. Do not terminate your deal over things that are not really important. It is also inappropriate to demand the seller to address issues such as maintenance and conditions that the seller has disclosed. To simplify, a property inspection checklist includes an evaluation of these sections:

  • Grounds
  • Exterior
  • Roofing
  • Heating/Air
  • Electrical
  • Plumbing
  • Interiors
  • Kitchen Bath(s)
  • Basement
  • Garage/Laundry
  • Foundation/Crawl Space
